I’ve managed to solve this lag problem by upgrading to nVIDIA 180.43 BETA drivers. I don’t know how it is for ATI graphics card owners but the game initially ran like crap even on relatively high end nVIDIA GPUs such as Geforce 8800. One major complaint about the game is that it’s extremely laggy and slow performance even on high end hardware which easily exceed recommended system requirements. Most of these are minor technical glitches but believe me these can be annoying. However the game is not perfect and has it’s share of problems. Recently released Spiderman : Web of Shadows seems to be a lot better game than it’s predecessors in many ways.
